Since every home is different, I will provide a customized plan for each home, whether it is occupied or vacant.
Consultation: My consultation begins with first spending a few minutes talking with the seller to determine exactly what their expectations are. I will then perform a thorough walk-through of the home, beginning with the outside. For the Occupied Home, I will take detailed notes, discussing with the seller the home’s best features as well as trouble spots. I will provide the seller a great deal of suggestions on how to address each room so that it shows to its fullest potential; so that the potential buyer can “see themselves living in the home.” My consultation will take approximately two hours and I will then provide a detailed written proposal of what to expect for my services. (For the do-it-yourselfer I will provide an Action Plan that they can follow). My consultation is based on an hourly fee. |

For the Vacant Home, I will make that empty house “feel like a home” by making it warm and inviting. I will meet with the seller and/or real estate agent to for a walk-through providing some on the spot suggestions for changes, etc. Following the consultation, I will follow with a written proposal which will include renting furniture, accessories, etc. and my services.
Vacant Home Staging is also available to builders for their model homes. Staging the model home actually shows off the builder’s work and the features of the home, whereas decorating shows off the furniture, accessories, and paint colors. Staging actually costs less than decorating a model home. Staging services for builders is based on an hourly fee. Vacant Home Staging is also available for the investor who flips or remodels. Redesign and/or Full Scale Interior Decorating Services: My Redesign consultation will include suggestions for changes and recommendations of things that can be done without having to spend a lot of money. My Interior Decorating consultation will include changing and recommending colors, accessories, fabrics for window treatments or upholstery, and furniture. I will provide a written proposal based on the homeowner’s budget. The proposal will take into consideration everything the homeowner currently owns, and the additional purchases that need to be made to complete the redesign or interior decorating project. An hourly consultation fee will be charged to include the written proposal. Shopping Services: I will shop for furniture, accessories, fabrics, window treatments, etc. needed in the staging, redesign or interior decorating of your home. Shopping services will be based on an hourly fee. FOLLOW-UP: Southern Décor Home Staging and Decorating will keep in close contact with the homeowner, real estate agent, or builder throughout the process. I will always be available.
