What is Home Staging? Home Staging is taking a home and preparing it to sell by using limited funds, by being creative, by being practical, and by using professional expertise to make the home more attractive to potential buyers, to make the home sell quickly, and to get the homeowner top dollar for their investment. It is making the home stand out from the competition, it is highlighting all of the home’s best features while downplaying its flaws, it is creating that critical first impression, and it is demonstrating to potential buyers how great your home really is.

You will hear home sellers as well as some realtors say they have already staged their homes, however, if their home has been on the market for several months and they have had to lower the price, the home has not been staged. Staging a home is more than cleaning and de-cluttering, it is about creating a model home look. Unless the stager has been professionally trained to merchandise your home and to create a space where potential homebuyers will say “I can see myself living in this home”, then your home hasn’t been staged.

Who is a Professional Home Stager? It is not only someone that has been trained and certified through a number of courses that are available, but it is someone who can present a portfolio of work THEY have done. It is someone who has taken their creative talents along with the marketing and decorating techniques they have become proficient in and creates an environment that immediately connects to the potential buyer’s emotions so that when the potential buyer first enters the home, they “feel at home”. The professional stager will make the buyer immediately think “this is my home”. A home stager has the ability to see the home that is being sold through the buyer’s eyes.

THINGS TO DO TO CREATE THAT “FEEL AT HOME” ENVIRONMENT

Clean/Create that First Impression – A potential buyer makes up their mind within the first 30 seconds of entering the home. The house should be clean, clean, clean. The house should be pressure washed outside, the driveway and walkway should be pressure washed, the windows should be cleaned, the carpets should be cleaned and the walls and the baseboards should be cleaned and repainted, if necessary. Buy new bath mats for the bathrooms, and add candles throughout the house. Get rid of odors!

De-Clutter – Pack up everything that will not be needed prior to moving. This will create a more open and spacious feeling. This also includes removing some of your furniture. The less furniture in a home that is being staged, the better. This makes the home look more spacious. The way someone lives in their home and the way the home is marketed and sold are two different things.

De-Personalize – Potential buyers need not be reminded of this being your home. In order for your home to “feel like their home”, you must de-personalize by removing all family pictures, all collections, and any items made by family members that are on display.

Emphasize the positive, downplay the negative – Every room has a focal point so you must find it and play it up. Emphasize what is great about the room, playing up the room’s assets. Downplay the negative by hiding or distracting the flaws. This may be something as simple as arranging chairs in a warm and inviting way.

Lighting – Focus on the lighting. Each room should be bright, warm and inviting by having the proper lighting. The three types of lighting that should be used in each room are ambient (general) lighting, task lighting, and accent lighting. General lighting is the overall lighting that enables you to walk through the house safely, task lighting helps you see while concentrating such as a lamp by a chair and accent lighting is used as uplighting, sconces, and candles around a tub.

Updating – Styles change and the home should reflect a feeling of being up-to-date. Sometimes rental furniture and accessories must be brought in while the old pieces are placed in storage, or another change as simple as adding a slipcover to a sofa and/or chair.

Create the “Wow” – Make your home warm and inviting to potential buyers and make them subconsciously want to “live in your home”. This is done by bringing the design plan together and creating emotional connections, creating the “Wow” factor.
